Booking Terms & Conditions

1. Who we are

Villa Prima (“the Villa”, “we”, “us”) is operated by JMN van Eekeren (“the Host”), contactable at Info@villaprima.gr. The Villa is located in Paleros (Palairos), Aktio-Vonitsa, Aetolia- Acarnania, Greece. Greek short-term-rental registry number (AMA): [registration number to be added].

2. The agreement

These Terms form the contract between the Host and the person making the booking (“the Guest”, “you”). By confirming a booking and/or paying the deposit, you accept these Terms on behalf of all members of your party. You must be at least 18 years old to book.

3. Bookings and the lead guest

The person who makes the booking (the “lead guest”) is responsible for the whole party, must stay at the Villa for the duration, and confirms that the party will not exceed the maximum occupancy of 14 guests. Bookings are confirmed only when we have issued a written confirmation and received the deposit.

4. Prices, fees and taxes

4.1 Prices are in euro (€) and cover accommodation for the dates and party size booked. 4.2 The Climate Crisis Resilience Fee required by Greek law is not included in the rent and is payable at the Villa (see the Hospitality Terms, doc 03). 4.3 Any tourist/local charges introduced by law are payable by the Guest.

5. Payment

5.1 A deposit of 50% of the total rent is due to confirm the booking. 5.2 The balance (remaining 50%) is due 30 days before arrival. For bookings made within 30 days of arrival, the full amount is due at booking. 5.3 If the balance is not paid on time, we may treat the booking as cancelled by you (clause 6).

6. Cancellation and changes by the Guest (Moderate policy)

6.1 Cancellations must be sent in writing to Info@villaprima.gr and take effect on the day we receive them. 6.2 More than 30 days before arrival: the balance is not due/ is refunded; the 50% deposit is non-refundable but may, at our discretion, be applied to a rebooking within 12 months. 6.3 30 days or less before arrival: the booking is non-refundable (100% of the total). 6.4 No-show or early departure: no refund. 6.5 We strongly recommend you take out travel/cancellation insurance. 6.6 Date changes are subject to availability and our agreement and may change the price.

7. Cancellation by the Host

If we have to cancel (e.g. force majeure, serious damage, or the Villa becomes unavailable), we will offer you alternative dates or a full refund of sums paid to us. Except as required by law, our liability for a Host cancellation is limited to those sums; we are not liable for other costs (e.g. flights).

8. Security / damage deposit

8.1 A security deposit of €500 will be pre-authorised (held, not charged) on your card before or at check-in. 8.2 We may deduct from or charge against it for: damage beyond normal wear and tear, missing items, extra cleaning beyond normal, breaches of the House Rules (e.g. smoking indoors, an unauthorised party, exceeding guest numbers, bringing a pet), or charges you owe. 8.3 Any unused pre-authorisation is released after check-out, normally within 7–14 days, after the Villa has been checked. Costs exceeding €500 remain payable by the Guest.

9. Arrival and departure

Check-in is from 16:00; check-out is by 11:00. Different times may be agreed in advance and may carry a charge.

10. Guest obligations

You agree to comply with the Terms of Stay / House Rules (doc 02) and the Hospitality Terms (doc 03), which form part of this contract, and to use the Villa responsibly and lawfully.

11. Liability

11.1 Nothing in these Terms limits liability for death or personal injury caused by our negligence, for fraud, or anything that cannot be limited under Greek law. 11.2 The Villa has a private swimming pool. There is no lifeguard. Use of the pool, terraces, stairs and grounds is at the Guest’s own risk, and children must be supervised at all times. 11.3 To the fullest extent permitted by law, we are not liable for loss, theft or damage to guests’ property, or for indirect or consequential loss. 11.4 The Guest is liable for loss or damage caused by the Guest or the party.

12. Force majeure

We are not liable for failure to perform caused by events beyond our reasonable control (e.g. natural disasters, fire, flood, extreme weather, strikes, epidemics, government measures).

13. Complaints

Please report any problem to the Host promptly (Info@villaprima.gr) so we can try to resolve it during your stay.

14. Governing law

These Terms are governed by Greek law, and the courts of Greece have jurisdiction. As a consumer you may also have rights under EU consumer law and access to the EU Online Dispute Resolution platform.

15. Acceptance

By paying the deposit you confirm you have read, understood and accepted these Terms, the House Rules and the Privacy Notice on behalf of your whole party.
